Challenge:
To convert a former military base to civilian use after it
had been vacated for 17 years and the previous developer plan
was rejected by local voters. The 300-acre site was located
on the San Francisco Bay and contained a former military runway.
Vision:
To collaborate with the City and previous development opponents
to Master Plan a new community addressing local concerns,
preserving historic buildings, reducing density and ensuring
design quality. To establish Hamilton as a new community —
not just a subdivision — to overcome the potential stigma
of living on a former military base.
Results:
We created a new model community with traditional California
architecture including restored historic buildings as community
facilities, new roads, infrastructure, landscaping and parks.
The development includes office, retail, hotel and five distinct
residential neighborhoods, including senior housing, entry
level townhomes, family homes ranging in size and amenities,
and luxury hillside estates. It has become a national example
for successful base conversion. The project has won San Francisco
Business Times’ Mixed-Use Deal of the Year, 1988 and
was featured in Sunset Magazine.
