Challenge:
A well-located, fully leased office building which is located
on a short term ground lease and has an anchor tenant lease
expiring after a 20-year tenancy.
Vision:
To work with the land owner to extend the ground lease while
working with the tenant on a new lease while researching alternative
uses for the space.
Results:
The building was acquired in late 2003 and a successful renegotiation
with the anchor tenant was completed. The building was then
profitably sold in 2005.
